Summary

We bought the land from the Duchy of Cornwall, with planning permission for 4 properties plus an existing cottage. Instead, we decided to demolish the cottage and build just 3 south facing four bedroom houses. The Duchy had the right of control over design, construction, and development.

The homes were uniform in design but positioned at different angles with some alternative features to provide individuality. We deliberately chose the double-banked cottage form for all three dwellings to maximise the chance of approval. Built of natural stone in a traditional style, with a high level of glazing on the south elevations to take full advantage of the sun. Each Mere property had a wonderful open plan kitchen/living/dining space featuring oak beams with stone floor tiles.

All the buyers came along at an early stage of the builds, and each had a major influence on the internal design.

Location

Southbrook, Mere is located in picturesque, gently undulating countryside on the border between North Dorset and Wiltshire, with close proximity to the ancient hilltop town of Shaftesbury, the National Trust site of Stourhead, and the A303.  The location has the added advantage of excellent transport links to London and the West Country.

Four miles south, Gillingham station offers a regular service to London Waterloo, as well as Exeter and other destinations in the West Country. The City of Salisbury is within approximately 45 minutes driving distance to the east and Bath is a similar distance to the north. The town of Bournemouth and the beautiful Dorset coastline are approximately 35 miles away.

Southbrook is only a 5 minute walk away from the nearest pub/restaurant and another 5 minutes will take you into Mere, which has a good range of amenities and eating establishments. The area is also served by several major supermarkets, including Waitrose, Tesco and Asda.

According to the Sunday Times “the area is a prime place for retirees to live.” Our homes are built specifically for people who are seeking to downsize and/or upgrade.

Design & Build

The front of each Mere property were built of natural stone in a traditional style, taking in the views of the Mere Downs, with a high area of glazing on the south elevations to take full advantage of the sun.

We deliberately chose the double-banked cottage form for all three dwellings to adhere to traditional architecture. They were positioned at different angles with some alternative features to provide individuality.

We build highly energy-efficient homes that combine an exceptional blend of traditional and modern contemporary design, being externally attractive and internally light and warm. With air source underfloor heating plus an unusually high level of insulation.

Both Mere properties achieved Ratings B for Efficiency Rating.

Plot A – 2323 Sq.ft = 216.4 sq.m
Plot B – 2192 sq.ft = 204 sq.m
Plot C – 2456 sq.ft = 228.5 sq.m
Garages/Car Ports add 361 sq.ft = 33.64 sq.m

Plot A, Raymar House, requested an oak framed sun lounge attached to the south elevation to create 3160 sq.ft of accommodation in total.

Plot B, the middle Mere property, had the major changes from the original plans. The buyer had a large collection of books and wanted a library. The separate double garage from the property was converted to a single garage connected to the house, providing extra space to allow us to create a library with a minstrel gallery in the roof. Additionally, we were asked to create a large open room for the grandchildren in the roof space with an additional bathroom and toilet.

On Plot C, the buyer had a grand piano, so we avoided laying underfloor heating in the area it was to be positioned.
