Location
Mannings stands in the hamlet of Colesbrook; tucked away and serene, being veiled from the small town of Gillingham by its natural surroundings, yet it remains in close proximity to the other cottages in Colesbrook and the amenities of the town, including Waitrose and Asda.

Colesbrook is considered a prime residential area in open countryside, soon to become a conservation area. With excellent transport links; nearby Gillingham Station (Exeter - Waterloo approximately 2 hours) and an access point to the A303 trunk road approximately 3 miles to the north.

Summary
Outside:
The property is accessed from the public road by means of a long private driveway. It is virtually hidden from public view along Colesbrook Lane by boundary trees and dense hedgegrows. There is more tree cover around the ford and along Shreen Water, adding to the seclusion and silvan character of the location.

The garden totals 0.080 ha., comprising areas of lawn and a wide variety of trees and shrubs, with a view of the Shreen Water.

Build / Design:
It is in keeping with an essentially residential hamlet close to the edge of a small town.
Using local stone respecting the rural character of the area, the front of the cottage faces north. Both kitchen and garden room look out onto the garden.

The design maximises the flow of natural light from the east and south for the health, mood and wellbeing of the owners/occupants.

Being relatively close to a river, the Planners have allowed this new build as long as the floor level of the cottage is raised to a higher level than the garden to ensure there are no flooding concerns.

Excluding the garage, the L shape building has an nett internal floor area of 2336 sq.ft.
The home will have a modern architectural style - free flowing spaces, a relaxed, wide, open plan kitchen/diner/sitting room that extends to over 11m in length. The oak beams, a great façade of glass, and a Smallbone kitchen will make this an impressive living space
